NEWCASTLE LAW FIRM PUTS COCKEN LODGE ON COURSE FOR SMOOTH SALE

A family-owned Durham golf course is being placed on the market, offering a rare opportunity to invest in the region’s leisure industry.

The Holmes Family, who own Cocken Lodge near Leamside, County Durham, has engaged Newcastle-based Samuel Phillips Law Firm to prepare the businesses and property for the sale.

Lucy Holmes, owner of Cocken Lodge, said: “We have spent almost 40 years developing Cocken Lodge from a caravan park to the current range of businesses. The golf course and driving range have earned an impressive reputation, and built a loyal, local client base. The course has been landscaped beautifully, making it all the more appealing to play.

“In preparation to market Cocken Lodge, we have worked closely with Samuel Phillips Law Firm. We are confident that their thorough preparation will ensure a smooth and successful sale.”

Ian Gibson, specialist in commercial property with Samuel Phillips Law Firm, said: “Cocken Lodge presents an impressive investment opportunity. Included in the sale is the 28.5 acres of landscaped golf course, a number of businesses, and a large family home. With this being a complex transaction, we have worked to identify and rectify any obstacles prior to the sale, preparing the business and property appropriately prior to putting it on the market.”

As well as the short par three, nine-hole golf course, Cocken Lodge has the only PowerTee driving range in County Durham. The range consists of 12 indoor and six outdoor bays with automated ball delivery. Players also have access to a recently-constructed Clubhouse.

The Holmes family has spent almost 40 years developing Cocken Lodge, growing it from a small caravan park. There is now a caravan sales and storage business alongside the golf course, and a licence for residential caravan units. There is also planning permission for a further residential house.

Cocken Lodge is being marketed by Strutt and Parker property consultants. Viewings are by appointment only, and anyone interested in this investment opportunity should contact Holly McIver at Strutt and Parker on 01670 500870.
